Taxes

Las Vegas has NO PERSONAL INCOME TAX. There is no state income, inheritance, gift or estate taxes.


Inventory or corporate taxes are levied. The low overall taxes have made Las Vegas a hot-spot for industrial and professional growth. The Clark County Assessor’s Office determines the taxable value of each parcel of land- improved or unimproved. This value is multiplied by 35% to acquire the assessed value of the property. Property taxes are figured by multiplying the assessed value by the tax rate-which is limited to a total of $3.64 per $100 assessed.

Property Tax Due Dates

Payments are made quarterly and as follows:
1st Quarter: 3rd Monday of August
2nd Quarter: 1st Monday of October
3rd Quarter: 1st Monday of January
4th Quarter: 1st Monday of March

Valuation Appeals

If, in your opinion, the taxable value of your property exceeds the value indicated in the real estate market, please call(702) 455-4997 or come into the Assessor’s Office and discuss your appraisal with an appraiser. The Assessor welcomes the opportunity to review any evidence you can provide that will show the valuation exceeds market value. If, after discussing the matter with the Assessor’s staff, a difference of opinion still exists, you may appeal your assessment to the County Board of Equalization. You may obtain the appeal forms from the Assessor’s Office during the month of December until the deadline for filing, which is January 15 unless it falls on a holiday or weekend, which then would make the deadline the next business day. Completed forms must be returned to the Assessor’s Office by the appeal filing deadline date. Please call 702-455-3891 to have an appeal form mailed to you. The forms are relatively easy so you may represent yourself rather than incur legal expenses.

 

The Nevada Legislature provides for property tax exemptions to assist individuals meeting certain requirements. Some of these include veterans, disabled veterans, surviving spouses, and blind persons. Nevada also offers a Senior Citizen Tax Assistance/Rental Rebate program to persons 62 years of age or older. Master Planned Communities

This is the flagship master-planned development of North Las Vegas. It has 1,165 acres to be dedicated to residential and 100 acres for commercial development. Amenities include an 18-hole championship golf course, parks, and a 24-mile trail system.

An upscale development by Del Webb, Anthem is located high in the hills of the McCullough mountains, 2,525 acres, with spectacular views of the Las Vegas Valley. Developments within the Anthem master plan include Anthem Highlands, Anthem Country Club, and Coventry at Anthem.

Nestled in the foothills of the Black Mountains and masterfully designed on 1,311 acres, this community is peaceful and clean, with easy access to I-215. The area is in close proximity to The District at Green Valley Ranch and the Henderson Multigenerational Center.

Located in the southern foothills of the Las Vegas Valley, this community features a diverse blend of architectural styles. The residential villages feature choices from brownstones to estate homes that surround a city center filled with restaurants, shops, offices and other commercial amenities.

When complete, it will have 1,700 homes, a European style spa, and a major resort/casino. It is close to the Red Rock National Conservation Area, Silverstone Golf Club and Aliante Golf Club.

Located just minutes from Lake Mead, in Henderson, this 2,243-acre community offers 2 golf courses, custom homes and home sites, 2 major resort/casinos, shops, a beach, marina, Yacht Club and fitness club.

Overlooks the valley from the southeast corner of Henderson. 3,200 acres with 4 villages. Dragon Ridge Country Club, with an 18 hole championship golf course, walking trails, parks, and a Manned 24 hour Guard Gate. This is a very private community.

A 3,500-acre community that when fully developed, will offer 4 elementary schools, 2 middle schools, a high school, a fire station, shopping centers and restaurants, with more than 500 acres designated for parks and trails. Located in the Southeast of the valley in Henderson, A 1,300-acre community high above the city offering 2500 homes surrounded by business parks and shopping, there are golf course homes, a 27 hole golf course, clubhouse, tennis and a 2,000 seat stadium.

Located in the southwestern valley, with easy access to I-215, the “strip” and I-15.
